End your market rent tenancy

I understand that:

1. The property must be left empty of all furniture and effects (excluding any items listed in the Inventory Schedule and Condition) and in a good clean condition.
2. If effects are left in the property they will be cleared by mhs homes and the work recharged to the outgoing tenant or to their estate, (whichever is applicable).
3. If the property is damaged beyond fair wear and tear, mhs homes may use my security deposit to cover the cost of repairing any repairs, misuse or neglect.
4. I authorise mhs homes or its officers to have removed and destroyed anything left by me on the premises after the tenancy termination date and indemnify mhs homes and its staff against all claims, costs and expenses arising out of such action taken by them.
5. All keys/fobs must be returned to mhs homes or its agents on the last day of the tenancy, unless otherwise agreed. We informally discuss these matters with the tenants during our initial property visit. During our formal visit on the last day of the tenancy the findings at the property are compared with the original Inventory & Schedule and Condition. This is done either by mhs homes (or its agent). This appointment is scheduled with the tenant(s) in advance.
6. My property will be re-marketed and that access for viewings will be necessary. All viewings will be accompanied by a mhs homes employee during office hours. Dates and times of viewings will be agreed in advance and will be subject to my consent.
