Our group structure

At mhs homes, our purpose is simple: to provide safe, sustainable and affordable homes and help communities thrive across North Kent.

Our group structure helps us deliver housing services, invest in existing homes, build new homes and support local communities. While there are several organisations within the group, they work together with one shared aim: improving homes and services for our customers.

mhs homes Limited

mhs homes Limited is the main organisation within the group.

We own and manage more than 10,000 homes across North Kent and provide housing services to over 26,000 residents. We are a registered charity and reinvest our income into maintaining homes, improving services and supporting communities.

Originally set up as an Industrial and Provident Society , following a stock transfer from Rochester Upon Medway Council in 1990, mhs homes Ltd is now a private company (registered at Companies House in England and Wales no: 10704997) limited by guarantee and a registered charity (registered with the Charity Commission no: 1177565).

Heart of Medway Housing Association

Heart of Medway Housing Association is a subsidiary of mhs homes.

It owns and provides around 1,200 affordable homes and is a Registered Provider regulated by the Regulator of Social Housing. Homes owned by Heart of Medway are managed on its behalf by mhs homes.

Set up in 2010, Heart of Medway is registered under the Co-operative and Community Benefit Societies Act 2014 (no: 31076R), is a registered provider with the Regulator of Social Housing and has charitable objectives this is an except charity .

Regulatory Status: Top rating of C1 / V1 / G1 achieved at first regulatory inspection in July 2025.

Lord Kitchener Memorial Homes Trust

The Lord Kitchener Memorial Homes Trust is a charitable trust that forms part of the wider mhs homes group.

Registered with the Charity Commission no: 209751). mhs homes Ltd is the corporate trustee.

We also have a small number of companies within the group that were established for specific development or property purposes.

Chatham Maritime K1 Developments Limited

Setup in 1996, Chatham Maritime K1 Developments is a private company (registered at Companies House in England and Wales no: 03254705) limited by shares.

This company owns our headquarters building at Broadside, Chatham.

Chatham Maritime K1 Construction Limited

Set up in 1996, Chatham Maritime K1 Construction is a private company (registered at Companies House in England and Wales no: 03254689) limited by shares.

This company was established to support development activities within the group.

Historic group companies

Some companies remain part of our legal group structure but are no longer actively used, including:

  • mhs Commercial Services Limited (Setup in 1992, mhs commercial services is a private company (registered at Companies House in England and Wales no: 2751669) limited by shares.

  • mhs Community Charity Limited Set up in 1999, mhs community charity is a private company (registered at Companies House in England and Wales no: 3714658) limited by guarantee and a registered charity (registered with the Charity Commission no: 1080067).

These organisations do not deliver services to customers.
